Pricing, answered plainly
How is my exact rate decided?
It's based on how many units you own: 6.5% for a single unit, 6% for two to four, and 5% for five or more. Larger portfolios get custom pricing. We confirm everything on a quick discovery call, and you'll have your rate in writing before you commit to anything.
How does maintenance billing work?
We coordinate all repairs and invoice you for the work completed. You approve anything above a threshold we set together, so you're always in control of the big-ticket work.
What does the percentage actually cover?
Your management rate covers leasing, maintenance coordination, rent collection, tenant relations, and a single dedicated manager for your property.
Can I use my own broker for leasing?
Yes. We handle leasing through experienced local brokers, and in New Jersey it's standard for the tenant to pay the broker fee. If you have a broker you already trust, we'll work with them instead.
How do I get deposited?
Rent is collected and deposited directly into your bank account through our software, so you stay hands-off.
